  • Keep residents informed about repairs, appointments and progress.

  • Escalate urgent or high-risk property issues where required.

  • Help maintain the quality and presentation of homes across the portfolio.

Void & Turnaround Management

  • Coordinate vacant properties from the end of a tenancy through to reoccupation.

  • Manage contractor schedules to minimise void periods and ensure homes are ready for new residents.

  • Arrange cleaning, repairs, landscaping and utility requirements.

  • Work closely with Lettings teams to ensure smooth and efficient handovers.

Resident Services

  • Build positive relationships with residents and deliver excellent customer service.

  • Respond to property-related enquiries within agreed service standards.

  • Support the resolution of property issues and resident complaints.

  • Maintain accurate records of resident communications and interactions.

Administration & Reporting

  • Maintain accurate property, contractor and maintenance records.

  • Raise purchase orders, process invoices and support operational audits.

  • Support budgeting, cost control and continuous improvement initiatives.

  • Work collaboratively with Operations, Lettings, Finance, Compliance and external contractors.

Key Performance Indicators

  • Proactive identification and resolution of property issues.

Skills & Experience

Essential

  • Experience in property management, maintenance coordination, facilities management, housing or a similar customer-focused environment.

  • Strong organisational, administrative and communication skills.

  • Experience working with contractors and external suppliers.

  • Ability to manage competing priorities and meet deadlines.

  • Strong problem-solving skills and attention to detail.

  • Proficiency in Microsoft Office and property management systems.
