The key function within a new homes completion job is to manage the completion process for new build schemes, taking it from the initial first point of contact with purchasers at legal exchange through the choices, key hand-over, home demo and warranty period. Essentially you are responsible for hand-holding a client from instruction to completion and sometimes through to moving. You will need to have excellent customer service skills and good knowledge on the new homes industry.

Key responsibilities of a Completion Role

Quality Assurance: Conducting thorough inspections of the property to ensure that all construction work meets the required standards, and any deficiencies are addressed before the buyer takes possession.

Final Touches and Finishes: Overseeing and coordinating the completion of final touches, such as painting, installations, fixtures, and fittings to ensure they meet the agreed specifications.

Coordination with Contractors and Suppliers: Communicating and coordinating with various contractors, suppliers, and tradespeople to ensure that all necessary work is completed on time and according to the project plan.

Documentation and Handover: Compiling and organizing all documentation related to the property, including warranties, instruction manuals for appliances, and any relevant paperwork to facilitate a smooth handover to the new homeowners.

Snagging and Rectification: Identifying and rectifying any defects, or 'snags', in the property that may have been overlooked during the construction phase, ensuring that these issues are resolved before the property is handed over to the buyer.

Utilities and Services Activation: Arranging for the activation of utilities such as electricity, water, gas, and other essential services to ensure that they are functional and ready for use upon occupancy.

Quality Communication with Buyers: Maintaining clear and consistent communication with the buyers, keeping them informed about the completion progress, addressing any concerns, and ensuring a smooth transition into their new home.

Post-Completion Support: Providing post-completion support to homeowners by addressing any issues or concerns that may arise after they have moved into the property, and coordinating with relevant parties to resolve these matters efficiently.

Main requirements of a Completion role

Construction Knowledge and Experience: A background in construction or experience in a related field is highly beneficial. This might include experience as a construction manager, site supervisor, or in a role involving property development or building completion.

Technical Skills: Understanding of construction techniques, building materials, and familiarity with reading architectural plans and specifications.
