We are currently seeking a proactive and skilled Maintenance Operative to join the onsite team at a high-quality residential development. This hands-on role involves ensuring the property is maintained to the highest standards, supporting both routine and reactive maintenance across the site.About the Role: Reporting to the Maintenance Manager and/or Development Manager, the Maintenance Operative will carry out a wide range of in-house maintenance tasks. You'll be working both independently and collaboratively with colleagues and contractors, ensuring the development remains safe, functional, and well-presented.Key Responsibilities:<ul><li class="">Conduct regular maintenance and risk management tasks, ensuring timely and efficient completion.</li><li class="">Perform general maintenance duties including light repairs, painting and decorating, basic plumbing, electrical work, and carpentry.</li><li class="">Complete and document cyclical checks such as fire alarm testing, emergency lighting, lift line testing, and smoke ventilation systems.</li><li class="">Supervise third-party contractors onsite, reviewing RAMS and issuing permits to work when necessary.</li><li class="">Support with communal area upkeep including bin movements, refuse chute cleaning, and pressure washing.</li><li class="">Maintain and manage tools, ensuring they are used appropriately and stored securely.</li><li class="">Carry out minor internal and external repairs to communal areas and building infrastructure.</li><li class="">Accurately log maintenance tasks and risk assessments using internal systems.</li></ul>What We're Looking For:<ul><li class="">Proficiency in common maintenance disciplines such as plumbing, electrical, carpentry, and decorative work.</li><li class="">A solid understanding of Health &amp; Safety regulations and experience conducting risk assessments (qualifications in this area are an advantage).</li><li class="">Familiarity with building systems and maintenance protocols.</li><li class="">A self-starter with strong decision-making skills and the ability to work with minimal supervision.</li><li class="">Excellent communication skills - both written and verbal - and confidence using basic IT systems (Outlook, Word, Excel).</li><li class="">A proactive, "can-do" attitude with a focus on quality and efficiency.</li></ul>Desirable:<ul><li class="">Relevant safety or trade certifications.</li><li class="">Previous experience in residential property or facilities management.</li></ul>

Lettings Administrator 

I'm looking for a well-presented, friendly individual to join my clients team at the front desk. You'll be the first point of contact for applicants, guests, and contractors-delivering excellent customer service and maintaining high standards in line with mystery shopper criteria. A great telephone manner, strong communication skills, and professional email writing are essential.Key Responsibilities:<ul><li class="">Welcome and assist applicants, guests, and walk-ins at the reception area.</li><li class="">Conduct viewings with prospective residents.</li><li class="">Manage correspondence, including inboxes, phone calls, and tenant inquiries.</li><li class="">Maintain the diary and coordinate with internal teams and external visitors.</li><li class="">Order and monitor office and welfare supplies.</li><li class="">Assist with organising building events and community initiatives.</li><li class="">Manage and update booking platforms, logging all viewings, deals, and leads.</li><li class="">Make pre-viewing calls to potential applicants.</li><li class="">Schedule appointments for viewings and maintenance, and coordinate contractor visits.</li><li class="">Handle data entry and maintain accurate records for leasing and facilities teams.</li><li class="">Ensure systems like Help the Move are kept up to date.</li><li class="">Prepare welcome packs and conduct move-in inductions for new residents.</li><li class="">Issue and manage key fobs, mobile app access, parcel and visitor systems.</li><li class="">Carry out regular building walks and inspections.</li></ul>This role is perfect for someone who's detail-oriented, customer-focused, and enjoys a varied workday in a vibrant environment.
