<h2>HMO Property Inspector</h2>Salary: £40,000-£45,000 + Bonus + Car Allowance £4,500 PA (approx) Location: W1 (office-based to start - Hybrid thereafter) Portfolio: London (within the M25) Permanent, Full TimeESSENTIAL: Full UK driving licence<h3>The Opportunity</h3>We are recruiting an experienced HMO Property Inspector to oversee a large and established social housing portfolio of approximately 700 properties across Greater London. This is a hands-on, site-based role suited to someone practical, resilient, and confident working in challenging environments.You'll be responsible for ensuring properties are safe, compliant, and maintained to required standards, working closely with operators, tenants, and internal teams.<hr /><h3>Key Responsibilities</h3><ul><li>Conduct regular inspections across HMO and social housing properties</li><li>Identify maintenance issues, defects, damp, structural concerns, and general condition</li><li>Ensure full compliance with HMO regulations, licensing conditions, and housing standards</li><li>Check fire safety compliance including fire doors, emergency lighting, alarms, and H&amp;S requirements</li><li>Carry out basic compliance testing (emergency lighting, fire alarms, etc.)</li><li>Meet on-site operators and liaise appropriately regarding tenants and access</li><li>Produce clear, accurate inspection reports (Excel-based)</li><li>Manage a structured inspection diary</li></ul><hr /><h3>Working Pattern</h3><ul><li>Initially office-based in Central London to learn systems, portfolio structure, and reporting</li><li>Progresses to a hybrid model:<ul><li>1 day per week scheduling site appointments</li><li>Site inspections during the week</li><li>Reporting completed from home</li></ul></li></ul><hr /><h3>What We're Looking For</h3><ul><li>Strong knowledge of HMO regulations and compliance</li><li>Previous experience in:<ul><li>Property Management</li><li>Private Sector Housing</li><li>Maintenance / Technician / Inspection roles</li></ul></li><li>Technically minded - able to spot issues such as leaking gutters, cracks, damp, or safety hazards</li><li>Excellent attention to detail</li><li>Comfortable working in difficult property conditions (strong smells, dust, clutter, rubbish)</li><li>Non-judgemental, resilient, and practical</li><li>Confident but safety-aware when on site</li><li>Excel-competent and confident with reporting</li><li>Not afraid to challenge where necessary </li></ul><hr /><h3>Essential Requirements</h3><ul><li>Full UK driving licence</li><li>Willingness to travel across London</li><li>Ability to work independently and manage a busy inspection schedule</li></ul><hr /><h3>Package &amp; Benefits</h3><ul><li>£40,000 salary + bonus</li><li>£4,500 annual car allowance (on top of salary, approx)</li><li>All expenses paid (parking, fuel to site locations)</li><li>33 days holiday (including bank holidays)</li><li>Private medical insurance</li><li>Pension scheme</li><li>Hybrid working (office, site, and home-based)</li></ul><hr /><h3>Important Note</h3>This role involves inspecting some properties that are not always in good condition. Office Administrator (Real Estate)Central LondonFull time office based Monday-Friday 9:30am - 6pm(1 day remote working per week post probation) £35,000 - £40,000 PA + BonusWe are working on behalf of our client, a specialist residential real estate investment and management company with a strong London portfolio and growing international presence, to find a highly organised and proactive Administrator to join their team.This is a broad and hands-on role, sitting within the legal and corporate governance functions and reporting directly to the Head of Legal. The team advises across all areas of the business - from operational and investment activity through to company secretarial and regulatory requirements - and this role is central to keeping everything running smoothly.The roleYou will be responsible for managing a high volume of correspondence, documents and communications on behalf of the legal team, arranging for the execution of documents and maintaining shared inboxes. Day to day, you will create and format Word documents including contracts and cross-references, manage document control across SharePoint, prepare filings for Companies House, and maintain accurate company records and trackers. You will also collate KYC records, liaise with the head office team, coordinate meetings, assist with purchase orders and invoices, and support conveyancers with individual unit sale paperwork.This is a fully office-based role, Monday to Friday, WFH considered 1 day a week post probation.What we are looking forA methodical, dependable individual with strong attention to detail and the ability to manage a varied workload under pressure. You will have excellent written and verbal communication skills, a high level of discretion when handling sensitive information, and advanced Microsoft Word and Excel skills. A proactive, solutions-focused mindset is essential.
